Layan Verde: A New Investment Benchmark for Phuket's Premium Real Estate

Price: from $250,000

Phuket is gradually changing its status. From a classic resort destination, the island is transforming into an international market for lifestyle real estate, where buyers are no longer just looking for apartments near the sea, but a combination of three factors: quality of life, professional management, and capital growth potential. One of the most ambitious projects of this new generation is Layan Verde — a large resort-residential complex in the northern part of the prestigious Bang Tao area, near Layan Beach. The project is interesting not only for its scale or unusual architecture. From an investment perspective, far more important is the combination of location, infrastructure, hotel management, ecological concept, and growing demand for premium and branded resort real estate in Phuket.

Layan Verde: Not Just a Condominium, but a Full-Fledged Resort Ecosystem

Layan Verde is being created as a large-scale multifunctional complex combining residential real estate, hotel service, wellness, restaurants, retail, family infrastructure, and public spaces.
According to project data, the territory occupies about 7.5 hectares, the architectural area is approximately 200,000 m², and more than 16,500 m² is dedicated to landscape design. Over 65 infrastructure facilities and services are declared within the complex.

The concept is built around four components:
Nature + Architecture + People + Infrastructure.
Instead of a traditional set of separate buildings, a kind of self-contained resort quarter is being created, where a significant part of everyday infrastructure is located within the project itself. It is this format that can become one of the main advantages of Layan Verde. For a tourist, it is a resort destination. For an owner, it is real estate for personal living and vacation. For an investor, it is a potentially managed hotel asset.

The complex is located in the northern part of Bang Tao near Layan Beach. This area is home to international schools, restaurants, beach clubs, fitness and wellness centers, golf, premium villas, Laguna Phuket, and a large amount of new real estate. The project includes restaurants and cafes, swimming pools, wellness and SPA spaces, sports infrastructure, kids' clubs, walking areas, and its own retail hub with an area of over 5,000 m².

The modern tourist chooses more than just a room or apartment. They compare the full lifestyle experience. The more time a guest can spend within the complex, the closer the property becomes in consumer characteristics to a full-fledged premium resort. This means there is an opportunity to compete not only with neighboring condominiums but also with the hotel segment.

Expert Opinion

According to Colliers Thailand, the island's residential real estate market in 2025–2026 is in a new phase of expansion, driven by recovered international tourism, the return of foreign buyers, and developer activity. At the same time, the market is becoming more selective: a large supply intensifies competition, so projects with a strong location, concept, and distinct product differentiation gain an advantage.
The data from the first half of 2026 is particularly telling. CBRE Thailand reports that residential real estate sales in Phuket grew by more than 45% compared to the same period in 2025, with international buyers accounting for 67% of the company's clients. Bang Tao and Cherng Talay remain among the most sought-after areas on the island.
C9 Hotelworks estimated the median condominium price in Phuket at approximately 144,000 THB/m², while branded condominiums were at around 181,000 THB/m². This shows that the market is already willing to pay a premium for a strong brand and a professional hospitality component.
Another important point: Colliers warns that condominium supply in Phuket remains significant and competition is intensifying. Consequently, the strategy of "buy any new condo and wait for growth" is becoming less convincing. Against this backdrop, projects capable of standing out noticeably through architecture, scale, operator brand, and infrastructure are potentially in a stronger position.
The architectural concept of Layan Verde was developed by the international company Dewan Architects + Engineers. The project is based on the principle of bionic architecture: smooth building lines integrate into the tropical landscape, and a significant part of the visual concept is built around greenery, water, and natural forms. In June 2026, the project received the Asia's Best Residential Architecture Design award at the Asia Architecture Design Awards 2026.

The investment potential of the project is built on several components at once

1. Prime Location: Layan / Bang Tao / Cherng Talay — one of the most sought-after investment clusters on the island. 2. Tourism-driven rental market: Phuket's economy is directly supported by international tourist flow, which creates demand for quality resort housing. 3. Resort infrastructure: More than 65 elements of internal infrastructure allow it to compete for guests not only with ordinary condominiums but also with full-fledged resorts. 4. Professional hospitality management: Dusit's involvement strengthens the hotel component of the project and reduces the operational burden on the owner. 5. Rental Pool: The investor gets a relatively passive model of property operation instead of having to find tenants independently. 6. Architectural differentiation: Dewan's bionic architecture helps the project stand out among the large number of new complexes in Phuket. 7. Sustainability: The EDGE concept responds to the global trend toward energy-efficient real estate. 8. Capitalization opportunity: Purchasing at the construction stage creates potential upside by the time the complex is completed.

Final Investment Assessment

Location: 9/10 — One of the most sought-after and promising areas of Phuket.
Concept and architecture: 9/10 — Distinct differentiation from standard condominiums.
Infrastructure: 10/10 — The scale of the resort ecosystem is one of the project's main strengths.
Management: 9/10 — The involvement of the international hospitality brand Dusit substantially strengthens the concept.
Rental potential: 8/10 — Attractive, and actual profitability is estimated at a high level.
Capitalization growth potential: 8/10 — A strong location and premium positioning create the prerequisites for the project to become significantly more competitive.
Risks: 7/10 — Low, thanks to the scale and quality of construction and a forward-looking management model.
Investment conclusion: 8.6/10

Layan Verde can be considered one of the most interesting premium mixed-use projects in northwestern Phuket for the strategy of "rental income + capitalization + personal use." At the same time, the most rational approach is to choose not just "an apartment in Layan Verde," but a specific type and location of apartments based on calculations of price per m², potential ADR, occupancy, operating expenses, net rental yield, and expected exit price in 5–7 years. It is this kind of calculation that allows attractive resort real estate to be turned into a true investment asset.
